Welcome to D3 Decks & Fences. These Terms & Conditions outline the policies governing the use of our website and the professional services we provide. By accessing our website or requesting our services, you agree to the following terms.

1. Estimates, Quotes, and Agreements

Non-Binding Estimates

Any digital or verbal estimates provided by D3 Decks & Fences are preliminary and intended for informational purposes only.

A binding agreement is established only after:

  • An on-site inspection has been completed
  • A formal written quote or Project Agreement has been reviewed and signed by both parties

Quote Validity

Quotes remain valid for 30 days from the date of issuance, due to potential fluctuations in material costs such as lumber, composite decking, and hardware.

2. Payments and Deposits

Commencement Deposit

A 30% deposit is required to secure a position in our construction schedule and begin material procurement.

Progress Payments

For larger projects, progress payments may be required at specific construction milestones (for example, after framing is completed).

Final Payment

The remaining balance is due upon substantial completion of the project.

3. Timeline and Delays

Weather Conditions

Construction in the Edmonton region may be affected by weather conditions such as rain, extreme heat, or frost. D3 Decks & Fences is not responsible for delays resulting from weather conditions.

Material Availability

We are not responsible for delays caused by supplier shortages, shipping delays, or other third-party material availability issues.

4. Site Preparation and Underground Utilities

Utility Locates

Where excavation is required, D3 Decks & Fences will coordinate with Alberta One Call to locate and mark public underground utilities.

Private Utilities

The client is responsible for identifying and marking any private underground utilities on the property, including but not limited to:

  • BBQ gas lines
  • Irrigation or sprinkler systems
  • Electrical lines to garages or sheds
  • Landscape lighting systems

Site Access

The client must provide safe and reasonable access to the work area, including access to a standard exterior electrical outlet during the construction period.

5. Changes to Project Scope

Any changes to the original design or scope of work after construction has begun must be documented through a written Change Order.

Additional labor, materials, or time required due to these changes may result in additional charges.

6. Natural Materials and Workmanship

Wood Characteristics

Wood is a natural material and may naturally experience minor checking (small surface cracks), slight warping, or color variations. These characteristics are normal and are not considered construction defects.

Workmanship Warranty

D3 Decks & Fences provides a 5-year workmanship warranty on completed structural builds.

This warranty does not cover damage caused by:

  • Lack of proper maintenance
  • Extreme weather events
  • Ground shifting or soil movement
  • Damage caused by third parties or improper use

7. Project Photography and Media

Unless otherwise agreed in writing, D3 Decks & Fences reserves the right to photograph or record projects before, during, and after construction.

These materials may be used for marketing purposes including our website, portfolio, and social media platforms.

8. Limitation of Liability

D3 Decks & Fences maintains appropriate business insurance coverage. Our responsibility is limited to the work performed within the scope of the agreed project.

We are not responsible for indirect, incidental, or consequential damages arising from the use of our website or services.
